Our Letting representatives are committed to working with you, our client, to help
finding your home a straight forward process. We require your assistance by
providing us with your requirements, the more specific your requirements are,
the faster we will be able to find you the property that you are happy with. To
help you in your property search, you can also keep an eye on properties
currently available through our search facility.
Once you have decided on the property you would
like to rent, our Letting representatives will draw up a tenancy agreement which is
agreeable to both you and the landlord. The length of the tenancy agreement can
vary from 7 days to 5 months for short-let agreements and 6 months or more, for
long-term (long rental) agreements.
On signing of the agreement, a
deposit is required; usually equivalent to one month’s rent. This will be held
on account by the landlord and the deposit will be returned to the tenant at the
end of the tenancy period, save the subtraction of any damages or pending
utility bills which may be due.
During the term of the tenancy, our
Letting Department is available should you require any assistance with any
maintenance, or any works that need to be carried out. Depending on the
agreement held with the landlord, we will either make arrangements ourselves or
provide you with details of whom to contact. Either way, regular maintenance
works are not an expense you incur as a tenant.
Should you need to extend
the length of the tenancy agreement, this can easily be done byinforming usas soon as possible, and preferably no later
than one or two months prior to the expiration of the agreement. This will
allow us enough time to ensure the property is still available and it is
agreeable to the landlord.
